Freehold vs leasehold — what foreigners can own

In freehold areas you own the property and the land outright, in perpetuity, and can sell, lease or pass it on freely. Dubai has many freehold zones open to all nationalities. Leasehold (a long lease) also exists, but freehold is what most foreign buyers want.

Can foreigners buy freehold in Dubai?

Yes. Any nationality can buy freehold in designated areas, and you do not need UAE residency to purchase — you can buy remotely. Note that ownership under AED 1 million does not grant a residence visa (the property Golden Visa threshold is AED 2 million), but you still get full ownership.

The buying process, step by step

  5. Transfer — at the Dubai Land Department the title deed is issued in your name (ready), or an Oqood is registered (off-plan).

  • DLD transfer fee: 4% of the price — ask about DLD waiver offers that cover it.
  • Agency fee: ~2%.
  • Admin/registration, and (if financing) mortgage + valuation fees.

Off-plan vs ready under 1 million
